What should we do when we find a property we like?
If possible prospective residents can drive by and preview the exterior of the property and neighborhood. We do understand this is not always possible. Professional photographs are available on our website for viewing. Contact the leasing agent or property manager at 928-445-8750 to schedule an appointment to view the interior of the property. If the property is still occupied, we do request that you do not disturb the tenants.
Once we’ve seen the property, what is the next step?
Applications must be submitted to the office. These are available online and the information can be obtained at the showing appointment. The leasing agent will provide you with the necessary link to apply. All applicants 18 and over must complete their own application. The $40 application fee, a copy of a photo ID and income verification must accompany the application. All applicants must also complete the appropriate profile on PetScreening.com, no pet/animal, support animal or household pet.
How much are the required deposits?
Security deposits are equal to one month’s rent and are refundable. An additional security deposit equal to one half of one month’s rent is required for approved pets and is also refundable. In addition, a non-refundable carpet cleaning/black light fee is collected and can range from $100 to $250, based on the size of the unit. A non-refundable $100 administrative fee is also collected.
How is my application processed?
A screening company will complete a credit check, legal background and eviction search. In addition, current and prior landlords will be contacted. Employment may be verified, if necessary.
Are application fees refundable?
The application fee is non-refundable.
What if more than one person applies for the same property?
Multiple applications may be accepted on properties. The applicant that scheduled their appointment first has priority.
What happens after our application is approved?
Once you have received your approval letter, deposit/fee monies must be paid within two (2) business days with certified funds, either cashier's check, money order or through the tenant portal.
What if I change my mind after the deposit/fees has been paid?
If you change your mind once the deposit/fees have been paid, you will forfeit one half (1/2) of the security deposit and the $100 non-refundable administrative fee. The carpet cleaning/black light fee will be refunded and, if an additional security deposit was paid for a pet, this will be refunded as well.
What do I need to do before moving in?
The Lease-Rental Agreement will need to be signed by all Lessees, including the cosigner if applicable. Deposit/fees and rent monies must be paid in full. All utilities must be transferred into the tenant’s name and proof of transfer is required. All items must be completed before keys can be released.
What are reasons my application may be denied?
Reasons for denial include:
Misrepresentation of information on the application,
Previous landlord report of non-compliance activity including, but not limited to,
• disturbance of neighbors peaceful enjoyment
• reports of drug or other illegal activity
• damage to property beyond normal wear and tear
• unauthorized persons or pets on property
• failure to give proper notice when vacating
• previous landlord is disinclined to rent to you again for any reason pertaining to
behavior of yourself, pets or guests
Repeated violations when residing in a community with CCR's, HOA's or any other form of
Rules and Regulations,
Any outstanding monies due to previous landlords and/or utility companies,
If you were convicted in the last five (5) years of any crime which may be considered a
threat to property or residents peaceful enjoyment of premises,
An open bankruptcy,
An eviction or Forcible Detainer action,
Breach of lease involving health or safety issues or substantial damage to rental,
Registered and unregistered sex offenders,
Conviction which involve, theft, burglary, robbery, serious offense or crime of violence
Any outstanding warrant for arrest,
Any parole or probation violations,
Any history of disruptive, malicious or violent behavior,
Any convictions of sex crimes or crimes against children.
Pierce Property Management has zero tolerance for drugs. No illegal drugs of any kind are permitted on the property. Residents will be required to sign the Crime Free Lease Addendum.
